What if I have to sell my home in order to buy a new one?

I guide you through what’s truly important, what’s negotiable, and how to keep the deal moving without giving up more than you need to. My job is to protect your equity while keeping the buyer confident and committed.

What if the inspector finds issues at inspection?

I can, but most sellers now require a pre-approval before showings. Getting it done first means we know exactly what to look at, move faster, and avoid falling in love with a home you can’t pursue yet.

Will you show me homes without being pre-approved?

Yes! Many homes are aspirationally priced and often adjust over time. I’ll help you watch them so you don’t miss opportunities when prices shift into your range.

Can I look at homes above my pre-approved amount?

No- and here’s why: using one dedicated agent protects you. It keeps your search organized, avoids contract conflicts, and ensures you get priority attention, faster showings, and stronger negotiation. When I’m your only agent, I can fully advocate for you.

Can I use multiple real estate agents for my home search?

We use data and strategy. I compare recent sales, current competition, and seller motivation so you never overpay. In today’s market, reducing your interest rate has a bigger impact on your monthly payment than a small discount on the purchase price, so negotiating a rate buy down is our first priority.
