
I love listing houses, especially homes like this. My seller remodels and reimagines homes. I dare not call it a flip, because it’s not. His projects are elevated and undoubtedly the best value of anything on the market at the same price point. I have sold some of his listings and they are the types of homes that buyers go “ga ga” over. He truly understands that if you trying to sell a home, presentation is everything. Especially as more and more homes start accumulating on the market with higher mortgage rates. If you are a seller please forget the advice: don’t paint it, they will paint it anyways. That was in a sellers market and we are not there anymore. If it’s not a hot commodity, priced right and looks right then it’s just – blah. Remember, this is a “product” I am trying to sell and it’s hard to sell a nice toy in a busted up box. It’s not just, “How does it look?” It’s “How does it feel and function?” This market has made that abundantly clear to me. Buyers have more choices! Dirty scuffed up walls, old carpeting or things that need to be painted should be addressed, otherwise they are going to wonder what is going on behind the walls if the walls look like they belong in 1996, and are covered in handprints and boogers- maybe I am exaggerating? You can not get away with lets just put a sign in the yard and hope for the best anymore. If you have done NOTHING to your kitchen, EVER or anywhere else in your home, for that matter, how will you compete with someone who has thoughtfully created a dream living space like this? You can’t.
People talk about the price of homes becoming astronomical. I get it. Time and time again, I see houses that are in pretty bad condition, hoping to get top asking price. Can we be for real for a secod? As my daughter says, Bro, like what? You are so cooked.
It’s revenge of the buyers and they don’t want your weird design choices, mixed flooring, and deferred maintenance. They don’t want your project, they want you to please paint it!!! When I have the opportunity to sell something like this for under $350k. It’s a no brainer, for me and the buyers who will be coming. Why? Because this home has custom everything, beautiful natural lighting and airyness and just feels good to be inside. It’s cohesive and intentional. It has the it factor that most homes don’t anymore. In the last few years of real estate, what I find is a new build got sold with zero upgrades and is hoping to compete with the newer NEW build. You can’t compete. They have better financing options and smell nicer. So I see the same exact house over and over again, but a little worse for wear with basic fixtures, and no umph no ooooh. Just a house. Do I like looking at the same old gray lvp floors? No I am beyond bored of that and so is everyone else.
So before you think about listing, look at your house. Find the worst part, the part you have avoided and fix it. I shouldn’t have to say this but clean it. You are literally selling a product not a project, fix what’s broken, declutter, address curb appeal stage with some fresh cute things and get ready to compete. If you are selling a furnished unit with old furniture- fix it, or adjust the price. If your yard is a tangled mess, fix it, or have the price fixed for you. We are trying to get asked to the ball and if we show up in sweats and mismatched socks and dirty hair you are going to be sadly ignored, and as your agent that irritates me! I don’t want my listings to get ignored!!!! Does it have to be perfect, no- but it has to be the best it’s ever looked. When do you know when you got it right? When you seriously reconsider moving- then it’s ready.
